Letter to ICI's Property Manager

The following is a letter from Phase 4's Brian Versaci addressed to Specialty Management's John Nee which raises questions requiring a response:

John Nee (Specialty Management),

We are looking forward to having a meeting with Specialty Management, but as yet we have not received a date, time or location (see email below). I have requested the financial statements for the last 3 months, hopefully I will receive them before the meeting.

Questions some homeowners would like to have answered at the meeting:

  1. Boats and cars under repair are visible from the street, against the covenants, even though there is a fence, the top of the boat is visible. What measures will be taken in the future??
  2. There are aluminum/wood sheds on some homeowners property, against the covenants. All sheds should look like the original house, please address this.
  3. Some homeowners are requesting a web site dedicated to Live Oak Estates. This can be accomplished through "GO DADDY" or similar site. The cost is insignificant, but the savings could be monumental. (In the meantime, we have a blog at http://LiveOakEstatesHOA.info)
  4. Please show a detailed breakdown of all monies spent by Live Oak Estates Homeowners Association.

    Thanks for the Financial reports too. I'll post each report way down below here. Just scroll down to the bottom of this page to access. Scroll all the way down. I gather that NO ONE is receiving them as originally intended(even if only annually.)

  4. While perusing the management report for Feb I noticed a line item for irrigation, and the first thing that came to mind was the poor performance of the irrigation heads at our main entrance. Which leads to the question of who is following up on the services we are paying for? Also, the report is impossible to validate without knowing the areas, quantities and schedules of the services provided. I would prefer to see a sketch of the neighborhood depicting these items.
    How often is the playground inspected? There has been a broken swing for months. I have never witnessed any fertilization, just mowing. Are they mowing as often as they are required to do? How can you tell if there isn’t any detailed information on the services we are to receive? The current situation is vague and loosely monitored at best.

  5. Hi, I recently purchased 11941 Rambling Oak Blvd. I look forward to meeting you and in the near future. We are currently doing some necessary repairs on our home, but have no clue as to how we ask approval for upgrades or who we talk to in regard to concerns. Some questions I am trying to resolve are:
    1. I need to do some exterior stucco repair and would also like to paint the exterior of my home a color about the same of the current color. What is the process involved in doing so?

    2. What are the restrictions on the size and location of a shed? I assume it has to be similar in color and material as my home.

    3. What are the restrictions on putting up a fence for my dogs to run?

    4. How do I obtain recycling pails and what are garbage days?

    5. How do I get permission to build a pool and deck?
